Five Simple Steps to a COOLHOUSE

    Get in Touch

    The first step is simple. We’ll meet with you to discuss how owning a COOLHOUSE can become a reality. We can either meet at our Auckland office or, if it’s convenient, at your chosen site (fee dependant on location).

    At this meeting we will:

    • Introduce you to the COOLHOUSE Collection and discuss which design suits you and your site
    • Examine any design modifications that may be required to accommodate your needs or lifestyle
    • Carefully review your site for any technical or feasibility issues, and also discuss the optimum position to place your COOLHOUSE for solar gain and views
    • Outline the COOLHOUSE design and building process in detail and discuss what you can expect at each stage
    • Establish a working budget

    Concept Design

    Commitment to this next stage kick-starts the design process. A fixed fee will be payable for this phase, Standard Plans ranging from $8,500 – $10,000 +gst.

    During this stage we will:

    • Review Council planning regulations and any site or resource consent issues
    • Develop plans and elevations as concept sketches, based on your brief and how your COOLHOUSE will fit onto your site
    • Prepare an estimate of costs that allows for site works, construction and project management, along with any specialist consultants that may be required
    • Commission a site survey and Geo-Tech report (additional fee)

    Detailed Design & Consents

    This is where it starts to get really exciting. Once a service agreement is signed, we will begin the detailed design process and apply for building consent. This phase will incur a project initiation fee of $25,000 – $65,000 +gst
    (for Standard Plans dependent on site and design).

    At this time we will:

    • Develop and present approved concept sketches to a full set of working drawings, incorporating design input from appropriate consultants, such as engineers, landscaping designer, etc
    • Specify finishes, fixtures and fittings for the interior of your COOLHOUSE
    • Reconfirm project costs, based on final drawings and specifications, and outline a timeline for construction
    • Lodge for building consent and resource consent, if required
    • Seek specialist contractors and establish costing, if required

    Construction & Administration

    It’s during this stage that your COOLHOUSE begins to really take shape. Contracts are signed and construction begins. A 20% deposit is required at the beginning of this stage.

    During this phase:

    • You will sign your building contract NZS.3910
    • A detailed timeline of your build will be established
    • Your Project Manager and Construction Team will be appointed and introduced
    • Essential services will be installed and foundations will be laid
    • Your COOLHOUSE will be constructed and completed to your specifications

    Move In

    Handing over the keys is the best part. Your COOLHOUSE is now ready for you to move in. Every design detail in your new COOLHOUSE will be exactly as you specified it all those months ago, and you can now begin to make the most of living in a warm, healthy, low-energy home that is kinder to the environment.
